Will Cotten is the leader of RNGD Prefab, a subsidiary of RNGD, which exists to advance the construction industry forward. Previously as RNGD's Innovation Leader, Will Cotten incubated emerging teams, lead technology strategy, and augmented the company’s capabilities — implementing new technology and supporting the development of in-house construction analytics and prefabrication capabilities. In all his roles, Will enables RNGD to find and apply innovative solutions that advance the company’s overall mission of “building a better world.” Drawn to the firm's unparalleled drive, exemplified by a values-oriented band of team members, Will joined RNGD in 2018 as a Commercial Operations Intern. Since then, his ingenuity and unique insight have enabled him to rise to the occasion in new positions and deliver on strategic initiatives. A native of Prairieville, Louisiana, William earned his degree in Construction Management from Louisiana State University. His work ethic has revolved around the ethos of “actions not words.” He applies that same mentality as a board member for the Palmisano Foundation. He was also recognized as 2022 BuiltWorlds Leader of Tech Adoption. Aside from spending time with family and friends, William indulges in a love for nature and the human experience. He indulges in content on evolutionary biology, human psychology, philosophy, spirituality, and has a soft spot for New Orleans history. And when he’s not in the office, you’ll likely find him outdoors — on a long walk, golfing, hiking, camping, even gardening and cutting the grass. Will was named to the 2022 BuiltWorlds Adoption Top 50 List. The people within this list are all leading the way towards innovation for their companies and the industry overall.

Born and raised in New Orleans, Justin graduated from Brother Martin High School and holds an MBA from Loyola University of New Orleans. His career path has been marked by a commitment to leveraging data-driven insights to revolutionize operational efficiencies and strategic decision-making in a variety of business sectors. This article is part of a series exploring the transformation of RNGD, a contractor with offices in Louisiana, Tennessee and Alabama. RNGD evolved from a conventional general contractor to a "true builder,” developing a strategic approach to achieve speed, quality and cost control simultaneously.
Since its founding, RNGD’s mission has been to revolutionize the construction industry. That ethos led the contractor to reimagine almost every part of how it builds and does business. RNGD adopted a productized delivery model that applies practices and mindsets from manufacturing to achieve optimal operational efficiency.
In 2023, RNGD launched its own manufacturing production facility in Metairie, Louisiana. The facility manufactures structural steel and cold-form steel elements, creating the ability to construct and dry-in entire superstructures independently.
RNGD’s ambitious business transformation came gaining control over every part of the construction process, including its supply chain, its workforce and its ability to deliver products quicker, more affordably and with even higher quality. Every decision has been rooted in data and data analysis. The contractor did market research, analyzed operational efficiency and weighed every investment of time and money. Once the prefab facility was launched, project timelines decreased by 30%.
However, the driving force of success wasn’t simply a commitment to collecting and analyzing data; it was a commitment to make data visible and accessible to all relevant stakeholders. Increasing data visible and accessibility extended ownership over performance and operational efficiency — the wins, addressing bottlenecks and continuously improving — to people actually doing the work.
We asked Will Cotten, RNGD’s Innovation Leader, and Justin Loehn, RNGD’s Analytics Manager, about how they make data visible, leverage data accessibility for increased productivity and strategically use data to transform how RNGD does business and delivers projects.

RNGD’s Approach to Data
Will: We knew if we were going to approach a different way of constructing buildings, we had to adopt some structural element, whether it be structural steel, concrete or timber. We elected to move in the direction of structural steel for a few reasons.
We’re inspired by the carbon sequestering capability of things like mass timber, but in our area of the southeast and Gulf Coast — with the wind zone ratings and what we face from a moisture mitigation standpoint being in coastal areas — you can’t beat steel, which is recyclable and concrete as a resilient product that is going to create a long-term solution for folks in those areas to not be damaged by termines, mold, mildew, fire, etc.
Justin: Exactly — and all of those reports rely on the data we’re collecting at every step. Construction data is important because you can’t improve what you can’t measure. I want to make sure reports are useful. So within each department, I meet with a subject-matter expert and a decision-maker. They tell me the KPIs they care about and we build the report around that. From there, we start at the finish line and work backwards. We look at where we want to be, determine valuable data points to measure that and then create SOPs to be able to get and gain that information.
Will: That opens up a whole world of possibilities. As we started to standardize products and components, we got really shrewd with data to create a positive feedback loop which speeds up the production completion duration and the design completion duration. We’re getting into cycle time analyses by the seconds or minutes, instead of by the workdays or the labor hours. You just don't have that capability or bandwidth in a conventional field-applied project type.
We find even more opportunities to get faster because we’re getting data on the back end of projects about how panels can be designed better to be installed faster. Rather than build a building, turn it over to a client and then it’s their problem after the warranty period and we don’t get any data or feedback, we’re actually learning from our buildings.
Justin: Tracking all this information allows us to be more agile and make decisions on whether there are improvements to be made. At the end, we’re able to look back and say how many hours went into completing a whole project and how to realistically cut that down. Maybe there’s an issue on the engineering side where it’s not the most efficient way to build some panels. If, say, we’re noticing that it’s taking much longer for our waterproofing stage, then we might need to reconsider putting more people on the waterproofing station or consider an entirely different process for waterproofing.
Committing to Data Visibility and Accessibility
Will: We put reports in front of frontline workers with prefab production and quality reports. We put that on a screen in the shop and every morning we huddle up the workers. We look at, ‘How are we doing relative to production goals? How are we doing on our quality control goals?’
Since that data is visualized and updated through a construction data analysis program, we can give people access to real, timely information to inform things like, 'Do we have a bottleneck? How do we fix that?'
Data means we can make real-time decisions that really drive efficiencies in the way we deliver projects.
Justin: It makes life easier too. In the past, people were putting things in spreadsheets, so someone had to go in and read 20 to 30 different spreadsheets. Those different data points may or may not be accurate because it’s not tracking what’s actually transpiring throughout the project. It’s just whatever the PM is recollecting at the time and submitting. By the time it actually reached an executive’s desk, that data might’ve been 30 days old. We switched all that information over to a construction management platform and I don’t think we’d really be able to operate without it. We’re intermingling all those data points from different sources and have one solid view of how we’re performing.
Will: We’re integrating that view into everything we do. With the BI functionality, we created a dashboard that updates eight times a day. That gives people a look at where they’re hitting the mark and missing the mark. Not as “good job” or “bad job,” but as a way to find what about each station is driving efficiency or creating bottlenecks, and find ways to refine the production line the next day or in the next project.
Justin: Now you’re getting into one of my big interests. I love making fun looking dashboards and I think gamifying it definitely makes it more interesting. I don’t build reports or do data analytics just to do it. I want results out of it. How do I get people to look at this information? I got to make it interesting.
That can be as simple as marking red, yellow and green dots on reports. So, if you’re green, you’re above or meeting expectations. Yellow isn’t necessarily bad but it helps to see that some things might need to be straightened out. Red means this isn’t great but we’re not completely in trouble yet. Then, there’s a black dot to show that we’re not going to hit on that goal or project. It inspires people to work a little harder and to get invested in what they might think is mundane.
Maintaining Precision and Security
Justin: We try to be as open with information as possible, without ever compromising security. On the tech side, we’re SOC-certified, SIM-certified and we run everything through whitelisted IP networks.
We built a system so that when somebody starts, gets promoted or is terminated, their division status updates automatically and their report access changes with it. If someone thinks they should have access to something, they put in a request. Then, I’ll run it by the decision-maker and the subject-matter expert to determine if the person needs or should get access to that report.
Will: It’s one thing to talk about data-driven decisions, but you have to be very disciplined in the fundamentals of data governance and input. We are using technology and data to a degree that data input is becoming a job requirement. It can’t be something that is nice to have. Part of everyone’s work is making organizational decisions with data, so it has to be done right. It’s a critical part of our delivery model.
Empowering and Incentivizing Teams through Data Visibility
Justin: If people see a report, a visualization, that shows exactly how they’re performing, I think people get inspired and motivated by it. And it becomes a self-fulfilling prophecy, people see how they’re doing, they feel control over it and then we do better on productivity times or eliminating defects. I think it spurs a type of inspiration that really gets people driven.
Will: That’s what it’s all about. At the end of the day, what we’re ultimately trying to do is make the lives of those in the field easier and better and have them feel like they’re participating in a mission that’s greater than themselves. That starts with giving them a view of how we measure success and how their work contributes to that.
Justin: When access to data is limited, the positive effects of data are also limited. Making better decisions and being safer shouldn’t be reserved for decision makers. When data is visible, the workers see exactly what their supervisors are seeing. That helps them self-correct if they’re off track and gives supervisors objective info to point to — so it’s not some contentious, top-down thing.
