Strengthening accountability for a modern owner-builder
Hubbell Realty Company uses Procore as the foundation of their business to track costs, connect teams and help drive smart investments
The Challenge
As an owner, developer and builder of multifamily communities, Hubbell Realty Company manages a wide range of fast-moving construction projects across multiple markets. But disconnected systems and inconsistent management approaches made it difficult to stay organized, hold teams accountable or track project costs in real time especially in a post-COVID environment. Forecasting was slow and unreliable, creating uncertainty as Hubbell evaluated new deals and pushed ahead with increasingly ambitious builds.
The Solution
Hubbell adopted Procore as the single platform connecting its owner and contractor teams. With drawings, submittals, RFIs, photos, safety documentation and budgets all in one place, Procore created a unified workflow that helped to improve organization, strengthen accountability and provide clearer financial insight. Forecasting became faster and more accurate, helping leaders make better decisions at every stage.
The Results
- Facilitated improved forecasting accuracy and owner-level cost visibility
- Stronger accountability across construction and development teams
- Major gains in project organization and clarity from precon through completion
- Greater confidence delivering fast-paced, complex builds in multiple markets
- Higher-quality buildings produced with fewer surprises
“I don't know what we'd do without Procore. It truly is the foundation now of our business. And as an owner and as a contractor, it’s a very critical part of the team.”

A prolific owner–builder seeks something to “pull us all together”
For Hubbell, construction and ownership are one in the same. The company develops the communities it builds, and it builds communities that it plans to own for decades. That dual responsibility raises the stakes on every project — budgets have to be accurate, schedules have to hold and information has to move quickly to all the right people.
But before Procore, things just weren’t moving the way they needed to. Drawings lived in email threads. Submittals were stored in different places depending on who uploaded them. RFIs bounced around without a clear home. Teams spent too much time searching for something as simple as a photo or a contract. And because every project looked different behind the scenes, it was hard for leaders to see where things truly stood.
“It became really clear that we needed something to pull us all together,” said Casey Port, Vice President of Hubbell Construction Services. “We were growing, taking on bigger and more complicated work, and our old way of tracking projects just wasn’t keeping up.”
That fragmentation affected more than organization — it affected confidence.. Owners wanted the cost information more quickly and precisely. Project managers weren’t always sure they were looking at the most current documents. And the bigger and faster the builds became, the harder it was to keep everyone aligned.
A more organized, accountable way to build
When Hubbell adopted Procore, the shift was immediate. “Our projects are a million times more organized with Procore,” said Senior Commercial Construction Superintendent Tyler Edgington. “Every aspect of it — drawings, submittals, RFIs, all of our quality and safety items, photos — pretty much everything. It’s night and day, and I think it has made us a lot better at what we do.”
With everything in one place, project teams stay in sync and small details are less likely to fall through the cracks. It’s much easier to see what needs attention, who’s responsible for it and whether anything is overdue. That clarity naturally increases accountability in a way that makes everyone feel supported and informed.
That stability matters even more on challenging projects like Hubbell’s “Extreme Builds” — fast-paced philanthropic projects for nonprofits that run around the clock, involving an unusually large number of trade partners, and are scheduled in excruciating 15-minute increments, delivering a complete build in just five to seven days. “I don't know how we would do those without Procore,” said Port.
Forecasting that helps owners make decisions
For Hubbell as an owner, one Procore capability rose above the rest: accurate forecasting. It shapes everything from project health to deal modeling to long-term planning. Before Procore, forecasting required stitching together spreadsheets and emails, hoping the numbers matched what was really happening on site.
Now, the budgeting and forecasting tools give Hubbell a level of insight they’ve never had. “The forecasting tool is one of the things that I appreciate the most,” said Port. “The ability to accurately do forecasts — that’s vital for us as an owner. Procore is helping us drive costs to that more granular level, so that we're able to more quickly put deals together.” With land decisions often moving fast, having reliable data at their fingertips means Hubbell can quickly evaluate how many units can fit on a particular site, then move forward with a better understanding of project outcomes.
Delivering higher-quality buildings, with even greater confidence
Procore hasn’t just helped Hubbell build more efficiently — it’s helped them build better. “We are building a better building today than we ever have,” said Port. And with clearer information, stronger accountability and more precise forecasting, the team feels more in control of the work they deliver.
That sentiment runs deep. “I don't know what we'd do without Procore,” said Port. “It truly is the foundation now of our business. And as an owner and as a contractor, it’s a very critical part of the team. It’s a critical part of our business."
What matters most to Hubbell is knowing that everyone is working from the same information and moving in the same direction. That sense of trust and alignment has become central to how the company operates today.
“I don't think software solves problems,” said Port. “But in some instances, it definitely helps. I knew we needed something to pull us all together. And Procore was that fit.”
