Broccolini has come a long way from its humble beginnings as a residential builder in Montreal. Now celebrating 75 years in business, the family-owned company has grown into a powerhouse in Canadian construction, tackling high-rise, commercial and industrial projects across Ontario and Quebec.

The approach echoes a tradition started by Donato Broccolini himself, characterized by a leadership philosophy grounded in trust and a shared purpose: He would invite specialty contractors to his home, break bread with them and negotiate contracts face to face. Such gestures are what enabled Broccolini to grow with integrity and alignment, and the underlying principles continue to drive their successful collaboration with Procore. 

"We started off with Procore as a partner, helping each other grow," Garippo adds. "And today, we’ve come back together to focus on what’s next. How do we do things better? How do we improve?"

Before Procore, managing trade partner communication and deficiency tracking often meant chasing down scattered information, slowing progress. Now, Broccolini seamlessly integrates specialty contractors and consultants into its workflows, making issue resolution faster and more transparent.

Garippo recalls one project where consultants documented every wall scratch individually rather than grouping them. “That project generated over 30,000 documented deficiencies due to over-detailed inputs, something that could have stalled progress,” he says. "Trying to track and resolve that many items through email or a third-party system would have been a nightmare." 

“But with Procore, we streamlined communication, allowing for faster approvals and real-time progress tracking,” Garippo continues. "Now, when we transfer deficiencies to specialty contractors, consultants can review progress in real time. They can see photos, approve fixes and sign off — without endless email chains or waiting for updates. It’s made closing out items so much easier."

The benefits of this centralized approach extend beyond individual projects. By bringing its divisions onto a shared platform, Broccolini has improved consistency and efficiency across the company.

"When a platform becomes second nature for your teams, you have to step back and ask—are we using it the right way? What can we do better?" Garippo notes. "Procore helps us take that step, making sure we’re always evolving and improving how we work.”

"I’ve challenged Procore to help us figure that out — what analytics should we be looking at? What insights can we gain from our data? AI is going to be key in helping us get there."
