Leading the industry into an AI-powered future
Canadian heavyweight Broccolini used Procore to scale smarter, collaborate better, and streamline workflows for better outcomes
The Challenge
From a family-run builder to one of Canada’s top construction firms, Broccolini's rapid growth came with increasing complexity and time-consuming processes. Managing multiple large-scale projects across diverse sectors requires a more unified, scalable approach, especially in managing cross-functional workflows such as issue resolution, documentation control and progress tracking. To keep projects moving, Broccolini needed a centralized system to streamline collaboration and issue resolution.
The Solution
Recognizing the need for a scalable solution to support cross-functional collaboration, Broccolini’s leadership adopted Procore as a strategic partner, embedding it into the company’s operational fabric to future-proof its growth. Over the past decade, Procore has helped the company centralize project information, streamline coordination and lay the groundwork for AI-powered efficiency.
The Results
- Procore has enabled Broccolini to standardize processes across teams and projects, ensuring consistent workflows and easy access to information, improving collaboration and project outcomes
- As Broccolini begins using AI in Procore, the company sees a future where automation helps detect coordination issues, reducing costly rework and delays before they happen
- Procore facilitates seamless engagement with specialty contractors and consultants, improving efficiency in deficiency tracking, approvals and project closeouts
“Procore has played a critical role in streamlining our operations. Having a unified platform has transformed how we manage project execution, from real-time issue tracking to transparent collaboration. It's not just about reducing rework but empowering our teams to deliver precisely and confidently”

President, Construction
A Growing Legacy Built on Innovation
Broccolini has come a long way from its humble beginnings as a residential builder in Montreal. Now celebrating 75 years in business, the family-owned company has grown into a powerhouse in Canadian construction, tackling high-rise, commercial and industrial projects across Ontario and Quebec.
But rapid expansion brings new challenges. As Broccolini scaled, the company needed a platform that could keep pace with its growth—one that would improve efficiency, unify teams and enable smarter decision-making. That commitment to working as one has long been ingrained in the company’s culture.
"One Team, One Dream" is more than just a motto at Broccolini—it’s a guiding philosophy. "There was a time when our teams operated too independently,” says Mario Garippo, President of Construction. "We’ve since embraced interdependence as a strategic strength—enabling us to lead with clarity and alignment.”
To reinforce that mindset, Garippo introduced the “dinner table” approach—bringing project leaders together, setting aside individual interests and deciding what’s best for the project before instructing their teams. The approach echoes a tradition started by Donato Broccolini himself, characterized by a leadership philosophy grounded in trust and a shared purpose: He would invite specialty contractors to his home, break bread with them and negotiate contracts face to face. Such gestures are what enabled Broccolini to grow with integrity and alignment, and the underlying principles continue to drive their successful collaboration with Procore.
"We started off with Procore as a partner, helping each other grow," Garippo adds. "And today, we’ve come back together to focus on what’s next. How do we do things better? How do we improve?"
Driving Efficiency and Collaboration at Scale
Effective collaboration is critical with large, multi-stakeholder projects. Before Procore, managing trade partner communication and deficiency tracking often meant chasing down scattered information, slowing progress. Now, Broccolini seamlessly integrates specialty contractors and consultants into its workflows, making issue resolution faster and more transparent.
Garippo recalls one project where consultants documented every wall scratch individually rather than grouping them. “That project generated over 30,000 documented deficiencies due to over-detailed inputs, something that could have stalled progress,” he says. "Trying to track and resolve that many items through email or a third-party system would have been a nightmare."
“But with Procore, we streamlined communication, allowing for faster approvals and real-time progress tracking,” Garippo continues. "Now, when we transfer deficiencies to specialty contractors, consultants can review progress in real time. They can see photos, approve fixes and sign off — without endless email chains or waiting for updates. It’s made closing out items so much easier."
The benefits of this centralized approach extend beyond individual projects. By bringing its divisions onto a shared platform, Broccolini has improved consistency and efficiency across the company.
"When a platform becomes second nature for your teams, you have to step back and ask—are we using it the right way? What can we do better?" Garippo notes. "Procore helps us take that step, making sure we’re always evolving and improving how we work.”
Preparing for an AI-Led Future
Like the construction industry itself, Broccolini is focused on AI as a top priority moving forward. With Procore Co-Pilot, the company envisions a future where automation helps identify risks, improve coordination and reduce avoidable errors that lead to costly delays.
"If you’re trying to be competitive, you can’t afford rework," says Garippo. "Errors slow projects down, create legal battles, and impact profitability. AI-powered tools like Procore Co-Pilot will be a game changer not only in identifying risks and reducing rework, but in helping us make smarter, faster decisions at every level—from the job site to the boardroom.”
Beyond risk mitigation, Broccolini is eager to explore how AI can refine workflows and improve decision-making at the leadership level. Garippo is steering Broccolini toward data-driven leadership, asking the right questions about visibility, risk and how AI can sharpen executive decision-making across the organization.
"I’ve challenged Procore to help us figure that out — what analytics should we be looking at? What insights can we gain from our data? AI is going to be key in helping us get there."
A True Technology Partnership
For Broccolini, technology isn’t just about tools — it’s about having the right partners in place to support its long-term growth. Procore’s flexibility, scalability and commitment to innovation align with Broccolini’s vision for the future.
"With technology partners, we seek those who push us forward, not ones we need to carry forward," says Garippo. As both companies evolve, their partnership continues to deliver mutual value, driving transformation at scale and setting new benchmarks for the industry.
As Broccolini expands into larger and more complex projects, its partnership with Procore will be key in driving efficiency, reducing risk and unlocking new possibilities through AI, says Garippo.
“This is just the beginning,” he says. “As we expand into more complex, high-impact projects, our partnership with Procore will be key in unlocking new collaboration, innovation and performance levels.”
That kind of vision requires more than just powerful software—it takes a partner equally committed to pushing the boundaries of what’s possible. For Broccolini, Procore has become more than a platform; it’s a collaborator in the company’s ongoing journey of reinvention, innovation, and impact.
"Procore has played a critical role in streamlining our operations,” Garippo says. “Having a unified platform has transformed how we manage project execution, from real-time issue tracking to transparent collaboration. It's not just about reducing rework but empowering our teams to deliver precisely and confidently."
