Melbourne’s Docklands: Transformation Underway

The Docklands development in Melbourne is well underway with a significant number of projects that have either commenced or are due to start later this year. The new precinct will be a vibrant mix of residential, retail, commercial and lifestyle facilities. It will include apartments, hotels, and stadiums. 

The projects include: 

Quest in Newquay

The building will house 221 serviced apartments in addition to 142 dwellings, due for completion in 2019. A few floor slabs still remain to be poured and work on the facades installation and internal fit-out are commencing.

Marriott Docklands residences Newquay 

Like the Quest at Newquay, the Marriott development has also been designed by DKO. It is a mixed-use 40-level development made up of 200 Marriott branded hotel suites. The construction will start in the coming months, following the appointment of a head contractor. It will feature an infinity edge pool with views across Melbourne's skyline, three food and beverage tenancies, and a function centre.

District Docklands Masterplan

AsheMorgan, the owner of The District Docklands, is working with NH Architecture to undertake master planning for the development of a 190,000sqm mixed-use precinct. It will be located on the remaining undeveloped land within the former Waterfront City boundary. The masterplan aims to boost employment as well as shopping and living space. The build follows the recently finished first stage revamping of the former Harbour Town centre, which involved installing new canopies, facades and landscaping.

The next stage involves creating an 8,300sqm HOYTS cinema and entertainment complex, restaurants and a brewery. The $45m development is scheduled for completion this September. Further plans include a fresh food market within the re-purposed existing multi-storey car park and a Cross Laminated Timber (CLT) commercial building.

The Woodwork building

The planning permit has been issued for Melbourne’s first cross-laminated timber building along Waterfront Way. The building, valued at $56m, is designed by NH Architecture and is already dubbed “Woodwork” and will house four storeys of office space. The wood will be sourced from sustainable forests and will make up 80 per cent of the building’s structure. The construction is scheduled for completion in 2020.

The Market District

The restructuring of the East Carpark started in May, and its aim is to create the new Docklands Food precinct called The Market. It will house a fresh food area with butchers, bakers, coffee roasters, delicatessens, and a substantial Asian grocer. Besides small local shops, it will also accommodate big food and beverage retailers like Woolworths and Dan Murphy’s.

In addition to fresh food, the precinct will offer health and beauty services and a Priceline for the convenience of residents and visitors alike. The area is scheduled for completion in July 2019.

218 Harbour Esplanade Digital Harbour

Still in the application stage, this 21-storey development will comprise 183 two, three and one-bedroom apartments and 117 car spaces. 

The design was undertaken by Jackson Clements Burrows, and the sight of containers stacked on a wharf was the inspiration for the project. The development will also utilise wharf style timbers on the lower levels to bring the inspiration to life.

26-34 Digital Drive, Digital Harbour

Inspired by the brick heritage buildings around it, the proposed 22-storey building is a mixed-use office space with retail and wellness facilities on the ground level, car parking between levels one and three, and the remaining floors dedicated to office space. It includes an outdoor terrace located 40 metres above ground level and three storey voids to create expansive views of the harbour. 

The Stadium Precinct

In June this year, Development Victoria purchased the stadium and home of Seven’s Digital broadcasting studio from owner NRMA for $100m.

The stadium will soon be renamed Marvel Stadium, and there is talk that the AFL may relocate its headquarters to the Precinct, with the current AFL headquarters being redeveloped into a seven-star hotel.
