Reinventing luxury development through integration
Sunland Group doesn’t just build luxury homes in some of Miami’s most desirable locations. It operates as part of a vertically integrated firm that spans real estate investment, architecture, construction, brokerage and private lending — giving the company an unusual level of control over the entire development process.
“The idea of having this structure is to take ownership of all the phases of real estate development,” said Managing Director Nicolas Izquierdo. “Especially in luxury construction, every detail counts.”
By keeping design, construction and financial oversight in-house, Sunland aims to deliver highly predictable outcomes — particularly on Miami’s high-stakes waterfront projects. But that level of control requires tight coordination.
Process makes the difference
“We pride ourselves on what we build,” Izquierdo said, “but what we are proud of the most is our process.”
At Sunland, that process connects architects, field crews and finance teams through a shared flow of information. Architects review construction updates daily, project teams monitor budgets in real time and field crews document progress in a structured format. Without a centralized system, that coordination would quickly break down.
Typical software tools, Izquierdo explained, “don’t cover our needs.” With multiple divisions involved in each project, scattered spreadsheets and email threads made it difficult to maintain clear oversight or analyze project data consistently.

A single platform across multiple sites
Today, Sunland manages several projects across Miami, including the Marea Collection—its largest residential undertaking to date. Each project has its own superintendent and in-house construction crew, but oversight remains centralized.
Every morning begins the same way.
“The first hour of my day is reviewing the daily logs,” Izquierdo said. Those logs include schedule updates, subcontractor activity and extensive photo documentation. Instead of visiting each site to learn what happened the day before, Izquierdo can review progress from headquarters and decide where his presence will have the greatest impact.
“Procore helps you have your eyes on-site without being in every site at the same time,” he said. That shift has improved the quality of his site visits. Instead of arriving just to gather updates, he arrives with context. “When I go to a construction site now, I have a lot of information,” Izquierdo said. “The conversation is much richer.”
Daily logs also act as an early-warning system. Each morning, Sunland’s in-house architects review the previous day’s photos, drawings and installation details, helping them catch small inconsistencies before they become larger issues.“It’s the combination of solving all those little issues that allows us to prevent them from escalating into larger problems,” Izquierdo said.
Sunland’s commitment to process extends to its specialty contractors. Because all coordination and submittals flow through Procore, the company encourages its trade partners to adopt the platform as well—often providing onboarding and training to help them get started.
Rather than treating the system as a strict requirement, Sunland positions it as a shared improvement to how everyone works. “It’s part of our standard,” Izquierdo said. “There’s no going back.”

Turning project data into better decisions
The same discipline extends into preconstruction. Before adopting Procore’s cost estimating and bidding tools, managing budgets through spreadsheets and email threads proved difficult to scale.
Now, estimates and bids live in one place, allowing the team to quickly compare preliminary budgets with incoming proposals.
More recently, Sunland has begun layering business intelligence on top of that structured data. Its BI team — based in Chile — analyzes historical information from Procore to refine budgeting and scheduling models.

Because Sunland oversees the full development lifecycle, centralized financial data also helps leadership evaluate projects across the entire portfolio. Real-time cost visibility allows the team to shift priorities quickly when conditions change. “We can move very fast from one project to the other if we need to establish new priorities,” Izquierdo said. “All that information lives in Procore.”
