RCQ keeps Habitat Twin Waters project moving through complex change
How RCQ coordinated program pressure, 138 homes, buyer variations and rigorous quality checks across a three-stage Sunshine Coast, Queensland development
A staged development under growing pressure
Habitat Twin Waters is a three-stage residential development within the Novotel Twin Waters Resort. RCQ Projects delivered 28 homes in stage one, followed by 18 and 92 townhouses across the next phases.
For RCQ, the scale demanded consistent information and quality control across a long program, while preserving the finish expected in a premium residential setting for future owners and resort neighbours alike.
The first phase faced an extended civil program that placed practical completion under pressure. RCQ also added 14 precast swimming pools while managing buyer variations, design updates and multiple subcontractors. Every change had to reach the right trade quickly. Outdated drawings or missed instructions could lead to incorrect installations, rework, defects and further delay.
Procore connects information, trades and quality
RCQ used Procore Project Management to connect Drawings, RFIs, Submittals, Site Instructions, Schedule, Photos and Daily Log. Current drawings were displayed on 85-inch site screens and available on tablets and phones, giving subcontractors access wherever work was happening.
Three-week lookahead programs showed trades what was coming next. Buyer variations and design changes were recorded, approved and issued through Procore, while role-based access ensured each contractor saw the information relevant to its scope.
Procore Quality & Safety connected Inspections, Observations, Punch List, Action Plans and inspection test plans. RCQ replaced a one-page paper handover checklist with a 140-point digital checklist. Photo-backed hold points required teams to show that each check was complete before work continued.
RCQ delivers control across every stage
RCQ completed the first phase despite the civil delay and added pool scope. Variations remained traceable, subcontractors stayed informed and quality requirements were tied directly to the work.
The team created a clear record of decisions and site activity, with almost 200,000 records and 40,000 photos now held in Procore. This visibility helped RCQ manage the project without constant supervision, maintain accountability across trade partners and support delivery on time and on budget.
